By law, a foreigner is not allowed to own a land in Armenia, he/she is allowed only to be a legal renter of a land or simply buy housing. The whole process of the real estate registration takes over a week: first of all you need to have your passport translated into armenian, as this is the required registration form by the Real Estate Cadastre of the Republic of Armenia. Moreover, a copy of the passport needs to be certified by a notary to have a legal document.
Then, together with the seller you need to go to the notary and and hand the owner the full sum for the property, as well as form a purchase contract. After all, your purchase is finalized in real estate cadastre, and you become the owner of the property in Armenia.
