    Security Deposit

    • One of the main expenses that a tenant must prepare for when renting a home is the initial security deposit. The security deposit for a home is commonly higher than a standard apartment because of the size of the space and the greater risk of potential damages. The maximum deposit varies depending on state laws regarding security deposits, but commonly includes one or two month's worth of rent or more. This is an expense that the renter must pay upfront, but it is refundable as long as the renter returns the home in acceptable condition according to the landlord's terms.

    Utilities

    • The renter of the home usually must pay for all utility expenses related to the home, including water, electricity, oil and gas. The terms may vary depending on the lease -- in some cases the landlord builds the cost of some utilities into the monthly rent. If the renter wants cable television, Internet or landline phone service, he must order an account for each of these services in his own name.

    Maintenance Fees

    • In some cases a landlord may charge added maintenance fees for a tenant that wants to rent an entire house. The maintenance of a home includes cutting the grass and maintaining non-essential amenities like swimming pools and outdoor Jacuzzis. If the home is a condo, the landlord may require the renter to pay any association and community activity fees.

    Renters Insurance

    • When renting a home, the tenant must also secure his own insurance policy. The landlord is not responsible for the tenant's personal property located inside of the house. The landlord's insurance policy covers the structure of the home and his own property. So the renter must purchase his own renters insurance -- monthly, semi-annual or yearly policy -- to cover his personal items while renting the home.
