They say perception is 90% of reality. Even if it's less, perception is still important. How things are perceived can be a huge factor. If someone in your neighborhood or someone trying to purchase your home perceives that it's not in good repair, it may not bode well for you...or your pocketbook.

One of the external elements of a home that can easily create a wrong perception is a streaked or stained roof. When a roof has grey or black stains running from the peak to the edge, the roof becomes an eyesore at the very least. But questions also arise.

When the roof is streaked or stained it's difficult to tell if it's old or new, if it's in good repair or deteriorating. Black stains and streaks come from algae growth on the surface of a roof and they can appear on roofing materials as soon as the first year after a new roof is installed. Algae is not known to cause actual damage to a roof, but the unsightly streaks and stains caused by its growth create the perception that the roof may not be in good repair or the home isn't well cared for.

Algae growth is actually a potential problem on nearly 80% of American roofs. That's because algae grows easiest in high humidity climate zones which is where the majority of American population and their homes are located. Algae spores are airborne so they move from roof to roof easily. Once they start to grow, they spread.

Algae spores aren't known to cause actual damage to shingles and they don't cause the roof to deteriorate but frequent cleanings do, causing the roof to wear prematurely. This is costly, causing the need for roof repair or replacement. Not to mention they look bad - changing perception.

There is however, a solution for algae growth on the surface of a roof - copper. Copper gets rid of algae. Algae die when they come in contact with copper and can't spread in its presence. Copper on a roof can mean a roof free of algae, and a better perception.

There are roofing materials that contain small amounts of copper in an attempt to control algae on the surface of the roof. Roofers also use copper flashing and other roof materials toward the peaks to allow the copper to run down the roof. These efforts cause spotty roofing and exacerbate the problem.
